A new LSVT environmental risk management project
contract for IMA.
A council appoints IMA to help prepare the way,
pre-ballot, for the planned housing transfer
project to commence, assuming a positive ballot
result. As with the Rutland CC housing transfer
this transfer involves a long-standing ALMO
converting to a new housing association.

– appoints IMA to oversee its environmental
risk management as part of its housing transfer
planned for November 2009. As with the Salford
housing transfer this was from an ALMO to a
newly established housing association. In this
instance, the new association was based on the
pre-existing ALMO – which presented its
own challenges for the transfer process.

Following a successful transfer a couple of
years ago, assisted by IMA, in the home-counties,
IMA negotiated the extension of their environmental
insurance a further year to start to close the
gap with the length of the environmental warranties
in the Transfer Agreement.

IMA wins Eastlands Homes Partnership LSVT Housing
Transfer Risk Management Project for the Manchester
“East” Transfer
This success follows closely the successful
work with City South Manchester Housing Trust
and their transfer on 3rd June 2008. Eastlands
is an established Housing Association having
been set up to receive some 2,800 homes from
Manchester City Council in 2003. This new “East”
transfer is more than twice the size of the
earlier transfer and will increase the Eastlands’
portfolio to some 8,200 homes. Environmental
risk management is seen as critical to the transfer
– hence the appointment of I Martin Associates
Ltd.

Working closely with the client and their advisors:
the environmental consultants, lawyers and housing
consultants; and with the funders, we succeeded
in engineering a menu of options to enable the
negotiators to complete the LSVT with confidence

IMA’s Innovative Solutions Helps Two LSVT’s
To Complete
Both completed in double-quick time –
one including the rapid specification and oversight
of the environmental survey in time to support
the environmental insurance market review and
to directly contribute to the closing stages
of the environmental warranty negotiation. The
other presenting unique challenges with the
structure of the transfer – IMA working
closely with the environmental consultants and
the leading environmental insurer managed to
create a solution that became integral to the
successful completion of the transfer.

Transfer Risk Management project.
With the transfer planned for the end of March,
the need to establish risk management options,
available insurance etc was critical as part
of the regeneration of this estate and the planned
transfer on 31st March 2008. Working closely
